I wonder what they count in NYC. They probably count condos. Do they count all co-ops?
My purely anecdotal impression is that co-op prices have dropped over the past year, esp in Brooklyn, while condo prices have not.

So, now that the actual medians have been down for years, suddenly we're interested again int he MSAs?
Funny.
I think everyone who does not live in manhattan thinks of New York as New York City or New York Metro or even Greater New York Metro. I believe everyone else (that is, only people who live in Manhattan) think of New York as Manhattan below 96th street east of the Park, below 110th West of the park, and exluding also Roosevelt Island, the LES, and possibly large swaths of the East Village.

NY home prices are still at bubble level is only because it's almost impossible to foreclose in NY. Lis Pendens takes at least 3 years; for the court to clear pending foreclosure case takes at least another 9 years from now on.
