You are NOT always paying a fee whether you realize it or not, although some brokers say this so much they actually believe it. There are hundreds of smaller landlords renting directly
Sure there are (old) stories like Jakobson being terrible, but there are plenty of hard working honest ethical landlords out there too. Such gross generalizations are never accurate....

"jason, i doubt the folks who are looking at Jacobson listings are also looking for 5000 jr. 4's at le triomphe in midtown. what do you think?"
Yeah, and people who live in the cheaper properties cannot afford a 15% broker fee, and thus should go no fee. Probably in Queens or Hoboken.

here is a solid set of reviews for one of the hundreds of landlords that mav was referring to:
this is what you get when you use a landlord that's website is nofeerentals.com
for all those clever folks trying to avoid a brokers fee, think about it before you do.
Yes, because all no fee rental buildings are just like this. For example, this one sounds AWFUL!!!
http://streeteasy.com/nyc/rental/777933-rental-245-east-58th-street-midtown-new-york
And this one too!!!
http://streeteasy.com/nyc/rental/819138-rental-325-north-end-avenue-battery-park-city-new-york
Nightmare!!!!
And these no fee ones...must be full of rats!! The HORROR!!!

i'm unclear about something. there are tenant right laws and new york is very tenant friendly, absurdly so in fact.
""I've talked to so many people, and everybody is complaining about things," "
have these people made official complaints?
jason, i doubt the folks who are looking at Jacobson listings are also looking for 5000 jr. 4's at le triomphe in midtown. what do you think?
and since you are paying a fee whether you realize it or not, this listing makes far more sense than your first example:
http://streeteasy.com/nyc/rental/801702-condo-255-east-49th-street-turtle-bay-new-york
but hey, overpay if it makes you feel cool.
