Any reason the maintenance is so high if there's gas and electric for each unit? Shouldn't the commercial space lower the maintenance for all the units in this building? Makes the price seem high. Thoughts?

could be the sponsor retained ownership of the commercial space when it went coop...do no revenues there. check the coop documents (financials, etc.).

I know for a fact that the maintenace t 120 Second Ave has been raised once in fifteen years.

The maintenance does seem high at about $1.50/sf w/ no amenities. The recent comp - same floor, mirror image floorplan - sold for less in a hotter market. If you're interested there should be room for negotiation.

I've seen the current unit. While its paint and decoration make it prettier than the pictures of the comp, the kitchen and bath aren't markedly better than the comp's kitchen and bath appear to have been.

Also, the current unit was a FSBO for AGES before finally listing w/ a broker 7 weeks ago.

As of today's price chop this is now asking below the comp's selling price.
