Discussion about
If you wanted to sell your apartment on your own(ie no realtor), can you list it anywhere besides NYTimes, etc.....can you list it on streeteasy?

Trulia.com and Zillow.com are also very good. A client of mine was able to sell their home in Morning Side Heights through a Zillow lead. The were professors relocating from Boston and Zillow was their go to site for information.

KeithB - I thought Trulia didn't list FSBO's? But I agree that it's very difficult for a FSBO to remain detached enough to negotiate the best deal for themselves -unless perhaps it's land..

realpro17 you are correct, Trulia does not take FSBOS. I put a clients listing up once under a hybrid-model I was testing, of course I'm a broker though.

I have worked with several people in the past who went the FSBO route, you need a lot of patience and at least one person home during the day to handle appointments/scheduling. The big problem I found was the lack of a seamless connection in the communication pipe. Buy-side brokers were annoyed by it. For instance:

Broker emails/calls for an appointment to the "firm" handling the FSBO/Hybrid expecting to reach a listing broker, however they are redirected to the seller. This seems simple enough, but it can be confusing and generally I can tell you that this was not well received by the brokers my clients dealt with. Mostly they were pitched why they needed a "real" broker to sell their home:)

What I found worked best was my modified full service model that allowed for some sharing of the listing broker duties with the seller. But I scheduled all appointments, handled all offers along with board package oversight. I charged 3.5% to 4%, most importantly paid buyer-brokers 2.5% to get their full participation.

I AM CURRENTLY NOT TAKING LISTINGS.

Regarding listings, still a couple of structural hurdles to get over to be able to provide effective service that is comparable (if not better)to what the "big boys" offer. I love working with buyers and it is 100% effective and efficient.

Brooks2: No Noosa yet, but it looks magical. Tell you the truth I am still struggling to get back up on the horse after breaking my back in Hermosa. Thinking of trying some hypnosis? Since rounding 3rd base on 50, I have grown much more fearful in general lol. I get a pit in my stomach paddling out in head high stuff these days! there was a time not too long ago that East Coast surf could not be big enough....

your as old as you feel.. plus it's a nice point break with an easy paddle.. just make sure your legs are in shape for the long rides!!!

sure buy side at 3 percent is far better than the 1 percent he gets on sell side.
