Anyone else see this place? And then look at past prices within the building? Am I alone in thinking it's significantly over priced for needing a new kitchen and being on a low floor? Thoughts, comments?
For a low end 1 bedroom, that kitchen is actually very good. What were you expecting? These buildings are basically converted tenements. A LITTLE high for a 0 amenity building, but frankly I think its about right. Have you seen other 1 bedrooms in the neighborhood? I've seen MUCH worse at this price.
I agree, the kitchen seems fine, but the place is tiny. Calculating from the floorplan it's over $1200/sf. A low floor in a walkup is actually a good thing, but judging by the pictures it faces an airshaft. Hideous. The common areas look ugly (as monseigneur said, converted tenement). I can't believe they included that picture. Obviously the seller and/or broker are banking on location, location, location. West 10th is gorgeous up to a point, but closer to the piers it gets very sketchy with all the hustling during warm seasons.
Don't know how unit 20 compared at its $465k closing price; it was a higher floor, but sold in a more confident market. There seem to be a number of listings that hung around for a while and disappeared w/o out selling; testing the market unsuccessfully, I guess. The unit that was with Bellmarc for 199 days was a FSBO forever before that.
Did you notice they've dropped the price on the rental for the same unit to $2350? They don't say that in the sales ad. I agree that it's overpriced by at least 10%, probably more.
I agree that the apt. is reasonably priced given its location. I was looking for a 1 BR up to 600K, and only saw a few apartments in the low 500K range and this apt. pretty much sums up what I would see at the open house. Very small apartment, no amenities, low floor.
