Doorman vs no doorman

Anybody have any idea what dollar value having a doorman would add/subtract to the value of an apartment in an area with predominantly doorman buildings. Suppose a 2bdrm/2ba apt. uws or ues similar views/exposure and condition.

wouldn't the difference be reflected in the monthlies?

Could be a few hundred on a one bedroom, and in the three figures for three bedrooms, but it is hard to find comparable product.

falco is correct, everything else being the same (good luck in finding that), the difference should be reflected in the monthly. However, in my experience, at 2b/r and above trading at $1200/sq ft +, people do put some premium for doorman despite paying more in monthlies.

People on the Upper East Side want doormen. Monthlies will be cheaper, but so will the apartment.
