Interesting, at first glance I thought the same thing...then when I checked the actual interior sf is 860sqf (instead of the condo's version), so they still got $1405 psf for a one bedroom, which is pretty good considering the average for 1 bedrooms in 10023 last quarter was $1002 psf...so a 40% premium for being a condo and totally mint.

I think the $1,670,000 asking price also helped with the illusion of cheap.

On a different note about what % under the ask to offer? 20% off would have still left too much on the table.

Not sure this is the type of building intended to serve as a market for 1BRs.

The adjacent 9BC was just sold to the same couple as 9G. Same contract date.

Doesn't look as if they're being combined, though. No tax-lot merger, as the developer's done with several others, and no permits at the DoB. Maybe they're keeping 9G separate for guests, or to rent out, or something.

The buyers were just on a rerun of "Selling New York." This one-bedroom is for grandma, and 9G is for them and their four kids.
