Discussion about
Why are prices so high in this building per sf given the higher monthly common charges and taxes compared to other condos in clinton?
One on the only high-rise condos in the middle of the block (in that area) somewhat shielding it from the ave noise. Zoning in the area does not permit any further mid-block high-rise residential construction......for now.
better off with 46th & 9th, Platinum Condo. Cheaper, New, better layout, lower CC/taxes.
>Platinum Condo. Cheaper
Do you think so? I've seen several units in both bldgs., and I agree that Platinum is far nicer. However, I am under the impression that the Platinum is in an entirely different price point.
As for the high monthlies at WWP, brokers haevn't been able to tell me much. One has told me, though, that WWP used to be VERY cheap, and the high monthlies didn't use to bother potential buyers at all. I do agree that the current pricing doesn't make much sense, given the lack of modern amenities vis-a-vis the way-higher-than-the-norm monthlies!
1200psf for platinum, same goes with WWP (maybe 1150)

1200psf for platinum, same goes with WWP (maybe 1150)
According to SE (as of Feb 1, 2012):
***Platinum***
15 active sales listings: $1,483 per ft² (avg)
126 previous sales listings: $1,462 per ft² (avg)
***2 WWP***
17 active sales listings: $1,173 per ft² (avg)
234 previous sales listings: $1,136 per ft² (avg)
***3 WWP***
7 active sales listings: $990 per ft² (avg)
99 previous sales listings: $1,077 per ft² (avg)
Platinum sponsor is getting rid of the remaining units at $1200psf. Some units at platinum commands $2000psf which brings up the whole avg listing price.
does WWP residential own all the commercial prop on site (ei Cravith Swaine/ Ogilvey , though I think they left, Starbucks/Blockheads, etc)??
Commanded. Past tense.
Grammar police! Watch your gooder
I remember when the wwp was an enormous parking lot. How's that song go 'they condoed over the parking lot'?
