Hello, friendly people of Streeteasy forums, I am looking to do the following renovations to a 3bd 2bt 1,500 sq ft apt: - change parquet/carpet to hardwood flooring throughout - add track or recess lighting in living room - add light in dining room (pendant) - for bathrooms (standard 5 by 8) re-tile, take out bathtub and replace with glass shower case, add lighting, cabinets etc. - in one bedroom, demolish a couple of closets and replace (in a limited area, say about 6 foot width) with a new wall and add a door (this reinstates the original floor plan of the apartment; current sellers took out wall and put in a pocket door and closet) - re-paint/add wall paper throughout - change out the light switch covers and outlets (odd I know but the current ones are really dirty looking). I am NOT renovating the kitchen (as ugly as it may be...shudder). I am NOT looking for custom closets to replace the existing ones or have custom built ins. I may have two more items depending on what the budget can take but this list is really what I think is essential work. I have a fairly good idea of what I want in terms of final appearance although I think I could use some advice on the lighting. So my question is this: do I need to find a GC who will be able to put me in touch with an architect (since I need to replace a closet wall with real wall) who I can hire for the drawings, or do I need an architect anyway since a GC may not be able to help me out on the lighting design? Also, any input on how much this should cost? I was thinking around 70k but if I'm being unrealistic about all this stuff, I'd like to know now! As always, thanks for all the thoughtful advice. My idea.
1-You work is not major renovation.So i suggest you a keep design cost minimal. (Just get an architect to give you some sketches for board and DOB approval (If need it ))
2-Get a reasonable GC to do quality work for you based on your drawings. (Let me know if you need a GC recommendation )
3-Your construction budget is about right. But could be change with design. (Allow your self 10-15 % increase)

Nowadays most alterations involving plumbing work no mater how small are reviewed and scrutinized by a building board and more often than not a building architect. For this, and for the preparation of DOB drawings for permits, you will need an Architect. Please contact to speak further about your potential project.

While some of your work borders on cosmetic, changing from a tub to a shower will likely raise issues for your board. The same is true of demolishing and constructing walls.
The first step would be to contact your management company and request a copy of the building's alteration agreement. It's highly likely you'll need drawings signed and sealed by an architect to obtain approval from the building and a permit from the D.O.B.
