Do you like the neighborhood?
since when is 34th street chelsea?
sorry i just saw that on the listing and wondered. its not like you said it was. streeteasy just lists it as such.
Tell us more about it!..I'm kind of a noise-phobic person, so I'd be a bit concerned about that if facing 34th, and it looks like even at the back you would here avenue or highway sounds..but not everyone cares so much bout that issue. Monthly charges look reasonable. When did you sign the contract?..and what are your thoughts on prices in building. What did you pay psf ?
In terms of neighborhood is it sort of no man's land?
What floor did you buy on? I mean if you posted to say "I love it"...do some explaining as to why....
Oops..I just saw that this thread is 13 months old...and for unknown reasons someone re-started it. Oh well...if someone in the building wanted to say how great it is, they can hold forth. Or this thread will die.
If there's anyone else who bought an apartment in this building, let me know how you like the neighborhood...
The building seems really nice...
I've lived on the block for over 15 years. The best part is proximity to everything...Meatpacking, Chelsea, WV, HK (food!), etc -- everything's like 2 minutes away. Well, except the UES, but who wants to go there anyway :-D. A 5 minute walk to the river and the new park, Chelsea Piers is a 10 minute jog. Subways and Penn Station nearby of course. And if you need a camera in a pinch there's always B&H.
But 34th street can be noisy during rush hour and the traffic can be annoying during MSG and Javits events. Not sure if 430 has new windows, and if not you might want to be on the south side of the building if street noise bothers you. At night it's really pretty quiet around here though (but it's super safe -- no more hookers and trannies on 10th ave like back in the 90s!) There are no nightclubs anywhere nearby now that the Copa is torn down. And you can ALWAYS get cabs going up 10th and down 9th which is nice. The Skylight Diner is pretty good and there are two 24 hour delis and an excellent dry cleaner on the block. Altogether tho, it's still a quirky place to live -- very much love it or hate it -- busy during the day, quiet at night, no cute shops or fresh warm bagel stores, no big supermarket nearby, etc (go to 42nd or Chelsea), no high-end restaurants, etc. Doesnt look like any Hudson Yards development will happen anytime soon, so most of us are looking forward to remaining a non-neighborhood for the next 10 years at least. What else do you need to know?

So now that you know what this place is all about, are you still intrigued or are you running for the hills?

I was recently in there and I see prices really dipping quite low. They have new elevators and overall not a bad building. It's up to you if you like the area.
what would you like to know? the building is very solid mechanically and financially. new elevator mechanicals, new windows, new boiler, local 11 compliant, repointed, well run, casual board but conservative finanacially, many long-term residents, combinations are allowed and in fact encouraged. prices will drop for sure.
Just had the shareholder's meeting for 433 west 34 last week. 433 doesn't have a new boiler, but it will. The board wants to have it installed by the end of the year (2009.) Also planning a lobby restoration.
I was out over the weekend and ran into someone who had just come from Marla Hansen's daughter's birthday party at the Gansevoort. My how time flies.
Love this building! The staff is great...very professional and responsive to any needs. They keep the place immaculate and always looking good. The rooftop deck is fabulous! So near the beautiful west side with its walking and biking along the river. Easy to get cross town. Oh..and a big shout out to skylight diner for pancakes!
Hi I was wondering if anyone who lives in this building can hear what other tenants are saying and doing at all times of the day and night?? Do you know if there is an expert hacker in this building, screening others internet activity in the building? Are there prostitutes that rent in this building? I know someone that lives there and it's a big complaint? is this true??
No known prostitutes, some of the best doormen in NYC, they wouldn't allow it. Hacker, I've heard the rumor but have had no trouble, even when my Wi-Fi was, foolishly, unprotected. A couple of times a neighbor was playing loud music, a gentle call to the doorman quieted it down. Love the building, love the area.

How could a doorman prevent a prostitute from residing in a building? I suspect that if the old "don't sh*t where you eat" rule applies they probably make wonderful neighbors.
If they're wonderful neighbors, what is the problem? I wouldn't object to attorneys living in the building, why should I object to a wuiet good neighbor?

Persistent construction noise around the clock from Hudson Yards and from inside the building. Pet noise around the clock because this building is "pet friendly" and not human friendly, especially for those working from home due to Covid-19. Mail theft is a huge problem due to error-prone mailman (who solicits tips during holiday season, no less!) and amoral neighbors who think they are entitled to open your mail if it ends up in their mail box. Board is cliquish like high school and gets nothing done. Building management rep of many years from Akam still doesn't know what the building is actually called ("Convention Overlook" and NOT "Convention OverlookING"), so as you can imagine she could care less about any complaints from residents. Overall racist and super bad vibe.
@430w34residencesince2008 - sounds pretty awful but you're still sitting tight, right? How bad can it be? And isn't most nearby Hudson Yards construction over?

Don't forget they haven't even started the second half of Hudson Yards, and there's a lot of construction being called "Hudson Yards" which is inside Hudson Yards.
But isn't the second half further west?
Also all of 11th Ave is rezoned.

Considering how long it's taking to sell the condos, and that Phase II is where Related has to deliver the public amenities promised (like a school), is still in the "planning phase," and has abandoned even projecting a completion date (aside from admitting it's definitely not going to be anywhere near the original 2024 projection) why would anyone think it's going to be completed any time soon?
HY feels like a slice of Long Island City in Manhattan. Other than that, I guess it sounds all right - apart from mail theft (leading to identity theft?). Soundproof windows might be in order.
