Anybody have any thoughts on why so many price drops on this one? I am a bit surprised to see it listed well under $1000 ppsf...
This is Murray Hill. Not surprising at all.
And well over $2 per sq ft cc/taxes.
I'd be surprised if it closed over $900 ppsf.
Check the floorplan. It's really about a 750sf apartment (putting aside all that shared space condo measuring nonsense). So in coop terms its 750sf with maint at $2.50+psf. Should sell at 800psf or less!
we checked out this apt a few weeks and were told that the building requires 50% down
50% down will always bring down the price of an apartment, not because it's really worth less but most people don't have the pocket change to do so or elect to not forego the low interest rate loan. Surprising however considering this is a condo which normally don't require such a high downpayment...what's the situation with the building?
Other Murray Hill buildings in the area going for well beyond the 1000 sq ft. Look at 45 Park and 77 Park.
Bldg can't get financing so deals have to be either all cash or owner financed. Something to do with sponsor owning too many apts.
Also apparently the sponsor had a lawsuit with the other condo owners, and the condo is completely out of cash, so my guess is that there will probably more fees besides the common charges.
