Discussion about 20 Henry at 20 Henry Street in Brooklyn Heights
What do you think about this new building? It looks good, but I am concerning about a fire station on Middagh St. right in front of this building. Also, there is a highway entrance near this building and a school. Could be any noise problematic?

All loud outside noise is problematic to a person trying to live/sleep in their apt. surrounded by a firehouse, a school and a highway entrance.

So, the noise will be very noisy.
i don't believe fire trucks pull out of their stations with sirens on...certainly not at night when there would presumably be less traffic.
as for noise, go check the building out and hear it for yourself!
I am very interested in this bldg but I've been hearing some chatter from reliable sources about a possible issue with the J-51 tax abatement. Can anyone shed some light on this? They seem to be selling but I am wondering if this is something that will affect those in contract.
The poplar building should get the abatement, The Midaugh may get a different type of abatement and it is only for 15 years. I place a bid that was accepted but the deal fell through because there is no (zero) room for negotiations. I tried to have a few things changed on the purchasing agreement and it was going into a wall. Even trying to negotiate on the price was no good. The middaugh building carries a hefty Real Estate Tx if there is no abatement. Do your homework. I don't think that they have applied for the abatements. I believe that the issue is that they have to get a certificate of occupancy and I don't think that they have that either. DO Your homework (Or you lawyer).
@nadimri - unfortunately, fire trucks pull out with their sirens on blasting at full volume most of the times, middle of the night of not. I live in Tribeca Tower (105 Duane), on the side of the building with a fire station right across the street, and I can hear them all night long. They also turn on their loudspeaker on frequent occasions to yell at drivers idling across from the garage to move (sirens and the loudspeaker being more "perks" to renting at 105 Duane..)
Put in an offer, had it accepted, attorney redlighted the purchase. Tax lots were never split to get a 421-A on the new construction, construction was started too late to qualify for the J-51 or the 421-A abatement. NO THANK YOU.
BH Buyer – let me shed some light on J-51. The J-51 is an ongoing program, and despite what silgrey posted, construction start is irrelevant. It’s just the 421-a program that is dependent on that. And, because the foundation for this project was in before the program deadline, it qualifies. In fact, the Certificate of Acceptance for that abatement is in the sales office. I looked at it, because I am in contract on one of those units. In addition, the tax lots are set up…just go to the City’s website at www.nyc.gov/acris.
Spoke directly with the J-51 office for the city of New York. 20 Henry has withdrawn both of their applications for a J-51 and are not eligible for any abatements. The office can be reached on 212-863-5517 for anyone who is interested in finding out for themselves.
I called the City's J-51 Tax Abatement Dept. 212-863-5517. According to the City, there are no J-51 tax abatement applications filed for either of these buildings so the tax lots being split really has nothing to do with it at this point. After speaking with a real estate tax attorney, I've leared the follwing; One of two things could happen. Either the abatement will not happen at all or, if somehow they are allowed to file at this late juncture, it will be quite a while before it's effective. This would mean that if you close, you will be responsible for the full tax until the abatement starts. The city states it could take anywhere from 8 months to one year. Again, that's IF they are allowed to file. I've decided that there are too many unanswered questions to sign a contract here. My attorney agreed.
In BH the fire station is not allowed to leave the building with sirens on at any time of the day. They are not allowed to turn on their sirens until they have completely left the neighborhood.
