Discussion about 426 West Broadway #6
Might this be the most overpriced apartment downtown? Changing the listing from PH6F to #6 is a pretty shrewd move to hide that its been on the market for over a year.

Let's see. Tiny Bedrooms and priced too high = 699 days on the market not to mention another 38 days less the hiatus. Yeah, OK. Not the most overpriced, yet it is a runner-up. And......a spiral stair to the roof. I'll stop here.

In addition to changing the listing of the apartment number, it went from 4 rooms to 5 rooms.

Did they do some renovations (the floorplans are different in a lot of ways) or is the new floorplan "aspirational"?

Overpriced? Yes.

"Most overpriced?" Not by a long shot.

THIS, perhaps, is the 'most overpriced apartment' - a Plaza 941 square foot one bedroom/one bath, with monthly maintenance of approximately $9,750 -

Yes, that is pretty amazing...but downtown, I think this may take the cake.

matsonjones, that is truly unbelievable. $4M for a 1-bedroom... Especially when the apartment can only be occupied by the owner for 120 days per year. Who would pay that much to have strangers copulate on your furniture?

brokered: Ok - downtown. Here's the same type of deal, only downtown.

A 791 square foot one bed/one bath for about $3,000,000 with monthly maintenance of - wait for it - $10,200+!!!

You can only occupy it 120 days a year, but at least THIS unit has "... an owner’s locked closet allowing for the private storage of personal items even while the suite is rented to transient guests of the hotel..."

SUCH a DEAL!

I'll say someone grossly overpaid and at least $2,250,000.
Unless this price is right rules..I'll call $2,200,000

And I called the roof problems on another thread over 2 years ago, it appears buyers waited for it to be fixed.
