Discussion about Newswalk Phase 3 at 535 Dean Street in Prospect Heights
I live in the building. Gym is included in the condo fees.The building just finished a renovation of the lobby, a renovation of the 4th floor roofdeck lounge area, and extensive work to repair leaks in the roof and local law 11 brick work on the facade. Because of all this repair work, common charges are a bit higher than they used to be and will continue to be for the next several years until the building pays off the loan. However, looking at the neighborhood, even with these costs, common charges are not out of line with those at comparable buildings. A lawsuit against the developer to recoup these costs is still outstanding. The neighborhood is great. Interesting restaurants are literally opening up every month on Vanderbilt and Flatbush. The arena is scheduled to open in September and this will likely change things. Whether that will be a net negative (due to traffic, parking, noise, garbage, etc) or a net positive (due to more retail, more activity, more energy) is really anyone's guess.
I live in the building as well and am renting, so I can't speak to the common charges. I like the building very much and would be interested in buying. However, I currently live on the Dean Street side, and the unit we're looking at is on the Pacific Street side.
Would love to hear any thoughts on noise levels on that side of the building. Of course what happens after the stadium opens has yet to be seen, but does LIRR *currently* use the rail yards (or, if they don't now, are there plans to start using them again once construction of the stadium is complete)? If there are trains moving in and out at odd hours, that would put my husband and me off buying it for sure.
My husband and I are contemplating buying a unit in the building as well. I would very much be interested in knowing the answer to the last person's question. If anyone who lives on the Pacific Street side reads this thread, can you hear any trains passing by? If so, how long or how frequently? I would also be dettered from buying if any current trains passing by are audible today from the interior? Lastly, if anyone has insight on how the tracks will be used going forward I would greatly appreciate the insight.
How is the noise on the Dean Street side? We're also looking to buy on the Pacific side, but no one has yet responded on the issue, so curious to hear in general....
2014 - Stadium is open and there is some noise on both Dean Street and Pacific Street from fans streaming in and out of the arena, however, most people in Newswalk do not seem to find that such a problem. The police presence in the area before and after events is impressive.
As an occupant with a Pacific Street side apartment, I almost never hear noise from the railroad - trains slide in and out and rarely toot their horns. It is more an eerie, post-industrial view of the tracks than anything else. Traffic noise from Atlantic Avenue can be more annoying than trains.
