Discussion about
I am thinking about subleasing my midtown 1 bedroom coop apartment. Wondering what is the best way to do this? Should I hire a broker or do it on my own? If I do it on my own, where should I advertise? Craigslist, NY Times, etc. I figure I have to lower the price to get a tenant to subject themselves to the coop subletting process? Any other thoughts?
The best thing in the world is to know the tenant. Ask your friends to ask their friends if they want to live there. That way, if he destroys your apartment, he has something at risk too (besides money).
Contact a brokerage and advertise on Craigslist. That way you'll reach propective tenants working with brokers and those looking for no fee apts too. Good luck!
I'm sure many people have wonderful Craigslist stories. FWIW, though, I caution against using it for the purpose you mention. You are essentially sending an invitation out into the cyber-ether for every nut job, pervert and person with criminal intent to gain entry to your home under the guise of potentially renting it. You have no way of vetting them or easily running checks. This isn't the place to save a few dollars.
