Discussion about 1 Worth Street #5R
I'm pretty interested because it appears to be about 1400-1500 sq ft in prime Tribeca. But ouch a 5th floor walkup - just a killer. It's also for rent at $4900. Renting is not ideal as we would be looking to build out the floorplan a bit. Lots of space to work with here to build out a second bedroom, perhaps moving the kitchen and using that corner to create a master bedroom suite. Anybody know anything about this building?
One of the worst locations in prime tribeca. Tons of traffic including buses go down that street.
5th floor walk should be $5-600 per sq ft and rent at no more than $3 a sq ft. No one with children would want that. May be two nice gay guys, share apartment for 20 something. I would only do a cheap reno for a fifth floor walk-up.
What about this unit 6R in the same building? At $1.7MM it's priced at $1200 / foot but it is on the 6th floor, which is even higher than 5R!
Love the space but 6 floors seems untenable. Also the price does seem outrageous although it does have outdoor space.

If it's one of the worst locations, then by definition it's not "prime".
6R, wow. I almost bid on that one when it was for sale last year, but was concerned about resale.
Shame that everything was painted white -- very much an issue of personal taste but neutralizes too much of the character for me. Curious to see what they did with the roof space though.
At <$1.1MM it was interesting, but at $1.7MM, give me an elevator.

Looks like they put some money into this renovation in 6R. Wondering if they would go for a low ball. I mean, who with $1.7MM wants a 6 floor walk up? I just can't see it happening, so I'm interested here if the price does go lower.
Hey flarf, do you recall anything about the walk-up itself? Wondering how steep the stairs are, and any other details thanks.
Tom/Flarf, Help me understand why you have no problem walking 4/5 flights every day. No children I assume? No guests? No errands? I always thought of these as share apartments.
I definitely do have a problem with the walk up and obviously I haven't even seen it in person.
But I'm shut out of the market at these prices so have to make big concessions if I want to get a certain amount of space - so willing to look at unusual properties to get a larger space. Plus I love Tribeca and I couldn't afford a space like this otherwise - renovated, 2br, outdoor space, room to breathe.
Figure at $1200 psf this place is way overpriced so will keep an eye on it going forward. Wife is essentially a pro athlete so she is not scared of stairs (I am though). I could not afford $1.7MM anyway so it is pointless - I can't even afford a 6 story walkup.
Sure my sherpa wife can make the trip but who would buy it when you are ready to move. That's an even bigger fear than the stairs.
300_mercer: I live in a 5th floor walkup now and it doesnt bother me at all. I guess I just think of it as a little more exercise. Everything I need is delivered anyway...and my guests don't seem to really be bothered by a few flights of stairs. No kids for me.
(to add)- the value I get is substantial to me. I have two bedrooms and a private roof terrace in the village. That, in an elevator building, would be 3m+, vs under 2m all in here.
