Discussion about
I'm interested in a coop and I'm being told that there is no floorplan available. I've been by knowledgable people that a co-op MUST have floorplans available somewhere as they are required for the offering. Does anyone have any experience of this? Is it reasonable for me to demand a floorplan?
How large is the building? AFAIK, no floor plan exists for my brownstone building. Schedule A of the offering plan has a room count, and the offering plan itself has a very detailed written room-by-room description done by an architectural firm, but I've not seen any kind of floor plan nor any measurements nor any square footage.
It's possible that this could've been lost, but no one involved in my purchase (or presumably in the other sales that have happened in the building) indicated that not having a floor plan is a problem.
NYS has never required floorplans in a co-op offering plan. As lad said, there'll be a list of apartments with their room- and share-counts, and a description of typical finishes, but that's about it.
A few offering plans from the 1920s-1930s had them. (They were more prospectuses than offering plans, as they pre-date extensive regulation.)
You might want to try www.offeringplanet.com or http://nyre.cul.columbia.edu or http://digitalgallery.nypl.org/nypldigital/explore/dgexplore.cfm?col_id=151
The Department of Buildings might have as-built blueprints.
draw one yourself. No biggie.
Surprised the selling agent (if there is one) has not sprung for floor plan drawings. Most likely this is a FSBO and the owner doesn't want to pay for a drawing. Dumb on his part but whatever.
As for 'reasonable'-- if you want to insist on a professionally rendered floor plan as part of the sale, I suppose you could do that. Might be sort of unnecessary though, as you will likely have an architect draw plans if you renovate. If you simply must have a floor plan and one is not forthcoming from the seller you could also just spend the dough and get one drawn up yourself as Pawn suggests.
NWT, thanks a lot! I found the building I'm interested in on the Columbia web site.
how about this floor plan?
asked $1.195MM in 5-16-2011... but decided to make another $80K for living another year in the place... I guess he wants to buy a bigger unit so that he can make $160K year....
