When to Sell 1 Bdr (East Village)

We're getting ready to sell a small 1 bdr apt in the East Village w/o a broker. We've heard that summer can be slow for sales, and that fall (after Labor Day?) is better, but also wondering if this holds true for properties like ours -- where a younger, single buyer would prob be the ideal target. The reason I ask is b/c we could list the apt as early May/June and there are a couple of other factors that could allow us to list this later. Rationale being that we also don't want the apt to just sit there for a long time w/o a sale.

Selling at peak of re bubble is always preferred.
Seasonal Timing at this point is like arguing about selling pets.com bf tax season after it collapsed.
List now at an attractive price. You might attract competitive interest. Then ask for highest and best offer. If you don't attract much traffic, I'd seriously suggest you pull the listing and get expert broker representation. It's expensive, but the good ones perform. Years ago a guy in my building offered his apt to the building unit owners at one price, and when no one bit, he listed with a broker at a price 5 percent higher. The broker got the job done.

yeah, yeah, you're going to save a whole 6 percent (except it won't be because almost assuredly you will be paying 3 points to a buyers broker and fsbo's almost never get their asking price).
i would list it by end of this month and you can always stretch out the closing.
You can only stretch so much... sometimes it will rip.
