Discussion about 190 Columbia Heights #4
I really like this unit; wondering what you guys think? Looks like it sold for $905K in 2005, but looks like a pretty serious renovation since then. Unit has seen the price chopper since it first listed at $1.290 million, but it's now sitting at $1.199 million. Looks like it's about 1100 sq feet, give or take, so the ask is probably in-line with prior $1053 psf.

Great layout, I'm a sucker for "mansion-width" townhouses.

I'm more interested in this as a sum of parts < whole. 212 Columbia Heights sold for 11m. 1 story lower, 2 feet narrower.

Pass. It's still a fifth-floor walk-up, with one bathroom, and a do-it-yourself deck. Not family-friendly. And the tub is indeed bizarre--I see a major slip-and-fall happening here and then a long wait while EMS trudges up four flights of stairs to get to you.

it's a very nice 1 1/2 bedroom apartment with a tub that needs replacing before you move in. they most likely overpaid in 2005 as many people leaving Manhattan were flocking to brooklyn and paying 10-15% over market price. i'm going to guess it goes for under mansion tax.

Judging by the floorplan, a conventional tub would have been too long for the space. That is a deep, Japanese-style soaking tub. As always, you want to be careful in the bathroom; it's the most dangerous room in the house.

Why is everyone so focused on the tub? Have you missed the location? It's on the right side of Columbia Heights! As the rest of the promenade row gets increasingly higher prices (>7 figures), the value of a walkup goes up as well (not proportionately).

A+ location. Rare property, walkup notwithstanding.

Tom: ask them if the proprietary lease gives right of first refusal to current owners when a unit goes on the market.

I don't believe the unit is a fifth floor walkup but I will indeed find out soon enough. Also it does appear there is a shower in the bathroom in addition to the tub.

I am quite taken with the tub by the way....looks like it offers an upright seating position? I generally believe the Japanese to have the best bathroom technology so I think it's a plus. :)
