Maybe I'm wrong, but it seems as though the never-transparent Shvo is offering these units both for rent and for sale. It's tough to say how many have sold (I've tried to calculate it, I think it's somewhere between half and two thirds), but they just dumped a number of units on the Streeteasy market (most "in contract" of course, typical Shvo), but the NYT's Sunday real estate section had a listing for rentals at all sizes from studios to 3 beds. Interesting.

Does anyone know why the sponsor does not want to finish the outstanding work and obtain the final Certificate of Occupancy? They just applied another temporary CO effective 11/30/2011 and expire on 02/28/2012 this is their 25th times CO Number 104376890T025 According to the NYC Building Information System, there are 14 outstanding requirements, including final Plumbing sign off, final Electrical sign off, they both required on 4-17-2006. Any advise is greatly appreciated.

Correct me if I am wrong, but doesn't it take forever and a day to get the permanent certificate of occupancy? I can think of a bunch of perfectly good, well-run bldgs. that have yet to get it after 5, 10 years of construction...

Many condo buildings do not have permanent CO because as long as there is a permit open by any residents in the building doing work to their apartment, it will be TCO for the building as a whole. So, in another words, if one condo unit in the building filed a permit to do any work in their own apartment, the entire building can not and will not receive the 'final CO'. It has nothing to do with the sponsors not being sign off. You need to speak to an Real Estate attorney and they will tell you this is very common.

5,10 years of construction?? perfectly good buildings??

the condo i last bought (while still in construction) had the CO within a year of first closings
