Discussion about
as a nyc property owner, i'm less concerned with the next "hot" neighborhood but more with where the next generation will want to live. i wish i had the foresight of ray stantz (dan akroyd, ghostbusters - "this place is great! when can we move in?") i wish i had bought that tribeca firehouse then. but, i digress... anyone care to speculate about what hipsters' kids be like? how will they rebel, what will define their generation and most importantly, where will they want to live? the south bronx? the upper east side? dutchess county? new jersey? food for thought.
they will be living in Zuccotti Park, with 50% unemployment rate for new college grads, and climbing
They're moving out of NYC.
Seriously.
The younger generation is finding that:
a) they can't even get to first base in NYC (even in the Outer Boroughs) without living like gypsy or Sister Wife in a compound of at least a half-dozen other broke kids crammed into a studio apartment like rats, and
b) they're finding that thanks to the runaway gentrification that's led to the corporate homogenization of Manhattan (and soon the rest of the city) contributing to skyrocketing rents that make it utterly unaffordable for all but Wall Street moguls, New York is no longer really the incubator of all things creative.
Also, thanks to technology, kids today are waking up to the fact that creativity is no longer dependent upon geography; since New York has been doing quite a good job of exporting its own culture, these kids are carving out their own "New Yorks" in their own locales; no longer is NYC the be-all and end-all for musicians, writers, artists, etc. Even filmmakers. Rather than having to take a vow of poverty and face hour-long commutes just to get into the city, this next generation of creatives is forgoing the time-honored emigration to Manhattan, and instead carving out their own "scenes" in their hometowns, where life is easier and cheaper, and they can actually focus on their creative endeavors without having to also work three part-time jobs just to pay the rent and the ConEd.
Some of the hottest art and music scenes are now in cities like Tacoma, Louisville, and Pittsburgh. And even in the New York area, the Creative Class has slowly been migrating up the Hudson to towns like Cold Spring, Peekskill, and Beacon.
You might do well to buy some property in these "second tier" cities.

hmmm..we have high tech engineering schools going up in brooklyn and roosevelt island and just this am there were tech VC people talking about NYC and san fran as the major centers. Gotta give credit to Bloomberg for this.

Young professionals who are seeking employment and trying to eke out a living are quite another.

what affect have NYU and Columbia had on thier surrounding areas ? theres a big difference between 100th street on the west side and on the east side.

You are probably correct in the literal sense, but my firm alone has moved *thousands* of jobs to such locations in the past six to eight years and is continuing to do so. My firm's competitors have been doing the same. I am talking about jobs that pay $100K+.

The collective top 600 cities (includes NYC obviously) globally will grow 1.6 times faster then other areas. NYC will remain well in the top 25 global cities in 2025.
According to the US Census, NYC's population increased by 2.1% in the last decade. That's an increase of less than 170K in 10 years.

I'll give it five years before they're moving those "$100K" jobs to India.
Then they'll be "$17K" jobs. Much better for the bottom line.

Disagree ENTIRELY... am with you on treating doorman come Xmas tiptime (like plebeian hookers, if that), but you're way off..

who needs the bar when you can log on and tell the boy of your choice AT the bar to come up your pad, walk 2 blocks uptown to west 54th from iNdustry bar?? all in your pjs' freeballin broooooo...
until an app can 100% replicate actual bukake circles or penetration, there will always be a need (and want) to meet.. tech doesn't discourage it, it simply makes the meeting process much easier, something a vertical town will have over any subrubria, where driving tolls (essentially lack of convenience) make the mehh.
2. silicone alley is on a roll.. less of a laughing stock to SV in prior years, all the big guys are movng in (not even mentioning successful startups ala 4square, etc).. not just sales brooosss as once predicted but Google (et al) are actually planting their engineering offices in NYC, purchasing buildings nonetheless..
maybe the Grindr commute from SV to SF is less attractable than takin the A train 2 stops up?

Out of all of those guys concentrated in Chelsea/Village/Hell's Kitchen, when it comes time to actually hook up, 90% of them can't "host". Why? They're living with roommates and have absolutely no privacy.
Sure they can "afford" those neighborhoods -- with the help of roommates.
In your 20s that's fine.

I'm in my 40s.
They were not paying me a dime, because I was helping THEM in their unemployment.

Not all Grindrs or Grindees are not hosting because of roommates. Many are not single. Many want to keep their privacy. Many want the option of leaving if the other person is not who he claimed to be.
