Discussion about 49 East 21st Street in Flatiron

I heard this building is having TONS of problem. Or the devleoper ELAD. Its Grand Madison had a fire on Monday. With this building, there are documented issues with heating/cooling , major issue with wallboards not being up to NYC firecode (possibly having to result in tearing down all the sheetrock in the building). Actually the whole building only has a temporary c/o. Seems like several owners are headed to court....

Has anyone heard any recent news on this building? Have the problems mentioned 4 years ago been resolved now?

These issues are well behind them. ELAD paid the building seven figures to fix all the problems.

I would still stay away from ELAD properties. A good friend lives in one of their Jersey developments and its horrible, with huge maintanence with nothing to show for it. Horrible balcony, seems like its gonna drop any minute, they dont even use it, not good sheet rocks, no up to code in the walls, No gym, doorman or anything. Stay away!
