Does this sound about right to those of you in the know? Hells Kitchen 2 bed/2ba, condo, elevator, no amenities, $925 sq/ft, maint in the $1 per sq/ft range?

between 9th and 10th. (almost on 10th) in the mid 50s.

actually maint in the .9 per square foot range, over 1k sq feet

sounds ok for ny real estate - i mean a condo under 1k/sqft is usually considered that in this city though you dont have any amenities. Is this new development or existing?

10th avenue is kind of seedy (less policed and far from subway) to be honest and at least now may not be attractive to a lot of people which is why you are likely getting that discount. Is it in the 40s or 50s. . . .the higher up the better I think too as it is gentrifying more quickly further up.

It seems fairly priced - i'm sure you did the comps. I imagine it trades down a little by 10th avenue esp with no doorman or amenities. Run the comps on streeteasy for the neighborhood and surrounding. Obviously a condo below $1k is generally a below average price -but pricing usually incorporate things like neighborhood, amenities etc.
