Discussion about The Plymouth House at 235 East 87th Street in Yorkville
Pretty nice. Looked there myself. Maintenance is on the high side. I would check the history and financials carefully. (It's off 2nd so you will have to deal with construction for a while. Maybe you can get a deal)
How are the common arreas -lobby, hallways?
I would like to look at this bldg. How are the common areas- lobby and hallways? No one answered when asked above.
Why is the maintenance so astronomical?
I would call it a little high and my guess is property taxes. Welcome to the new normal.
Looking at the following , the maintenance is certainly in the normal range at $2.25 per sq ft per month for a doorman building. Because of real estate taxes which are roughly $1 to 1.25 per square ft per month for this type of building, it is rare to have a building with less than $2 maintenance unless the coop owns retail space or has other sources of revenue.

Maintenance includes electric and gas at a fixed rate. While it seems high, this carrying cost is one of the lowest for 2 bedroom/2 bath coops on the Upper East Side of a similar kind. Taxes are high everywhere now.
