Non-park view apartments have very low maintenance and parking is reasonable. Mostly not foreigners or pied-a-terres.

Problem with CPS is traffic and horse smell. I wouldn't recommend it.

I agree with those two concerns.

Long time CPS resident and it's changed only for the better over the years. With the Park as your backyard, Whole Foods down the block and all the transportation you need (and can get just about anywhere in 20 minutes), what more can you ask for? It does get busy and touristy but you get used to it and the pros def out weigh the cons.

Yesterday when there was a sudden rain storm, dozens of people took shelter under the awning of a building at cps and 7th ave. I watched as a resident tried desperately to get out of the building into a car but there were too many people for the doorman to even help the resident. Yes, it does get crowded. But nice to see so many tourists helping out the city.

When we first started looking back in 2003, we bought a place in Murray Hill. We're older baby boomers. I know a lot of people on this board don't like the area but we had it as a pied a terres for a few years and loved the area. We loved walking over to Madison Square Park, Unions Square or just along Third Avenue. When we finally sold, we moved to Lincoln Towers where we currently live. Here, too, we love the area. It's .2 miles to the express subway stop and one stop to Times Square where we can go anywhere we want in the city. Everyone is different with different wants and needs. Maybe you should just spend a weekend walking around, have a nice lunch and check out each area. Are you comfortable there? Would you be happy to see this everyday? Do you feel at home in the area? Is it too busy for you? Is it too quiet? No one area is perfect. So decide what's important to you find the apartment you love and you'll be happy no matter UES, UWS or CPS.

I believe there's an old thread on this board talking about CPS & horse poop: hilarious. I can see the appeal of CPS, but there are a lot of tourists.
