Why are maintenance fees in this building so high by comparison to other similar buildings?

any insight on the current situation with the building financials?

the "predictions" the mtce will go down have not materialized - any thoughts?

14E is now $2619. 16E was $2680 a year ago. Looks as if it's holding steady, i.e. any downward factors are just a wash with all the usual upward factors.

The building has not experienced a maintenance increase in the last four years. The Board just announced there will be no increase in 2014 either. Building refinanced a few years ago which got interest rate in check and also I think has changed heating system to something more efficient.

I think they are pretty in line now with the market thanks to strong diligence on the part of the board over the past few years. It's a very well-staffed building (and they are really helpful, bring up every delivery, will come to you to take anything down, etc.) plus has the community room, access to NYSE.
