Mechanic's Liens and Real estate lawyers

Any suggestions on a real estate lawyer for real estate disputes? My coop board requires that the contractor (or subcontractor who is a plumber) file an OP128 and I have a feeling that they have not filed this form or do not want to since it's been many months since this conntractor told my building and me that he filed this form already. Any way to make them do it so I can get my deposit back? Any consequences for me if the contractor does not file this form and this project does not get closed out (besides my deposit)? Can I still sell the apartment if this project does not get closed out?

OP128 is an ordinary plumbing repair ticket: a form, that gets filled out by the plumber at the end of the job, some managing companies require op128 but not completely aware what it is
it's really your GC's job to resolve it with the management company

Thanks. So you think it is the GC's responsibility that the plumber hasn't filed it yet? I'm just trying to figure out if the GC can get out of not filing it and then I'll never be able to close this project out with the management company.

1. Make sure the plumber is licensed (I assume he is, he will have to submit copy of the license to the management) you can check online for both GC and plumbers licenses to see if they valid

2. You can hold the balance until they submit OP128 to the management at the end of the job

Usually all submittals to the management are done by either GC or an architect

Good question. I have favorite real estate lawyers that help out whenever I have real estate disputes. They are just great people.
