Many of the residents have been there for a long time and have no intention of leaving.

it's sunset park under a different name. transportation is limitted to the R train, no real shopping, restaurants or anything really. if you think the F train deserve it's name, ride the R train as that's the only train around....

Quite a few of the residents have had their maintenance fees paid in perpetuity, possibly to take advantage of the permanent exemption from real estate taxes.

ab, it does bleed into Sunset Park, but feels a bit more distinct in recent years (probably due to South Slopers pushing into the neighborhood, who aren't necessarily Latino/Chinese - or Lachinos for short). F train is nowhere to be found around there though. It's all R train unless you're closer to 36th, where you can catch the D or N. It is sleepy down there, though if you're close enough to the Slope border, you've got walking access to some decent stuff. Otherwise, you can always go to Costco.

Also: Not a bad area if you long for the aroma of BBQ...the crematorium is quite active there.

Who wants to live in a neighborhood named after a cemetery??

You'd be surprised at how many are dying to live (groan/eyeroll, I know) here.

For example, area developers & realtors have been trying for some time now to target the necrophiliac community-surprisingly quite sizable & expanding rapidly.

Already, a couple of venues oriented towards this demographic have sprung to life - i.e., Crypt on Sixth, an [anti] tanning salon where the beds are...well, take a guess. And then there's Sepulchral Puss - Sephora Cosmetics' mortuary makeup division, reportedly doing a brisk business on Greenwood Avenue.

With the Bloomberg administration pondering the decriminalization of necrophilia (provided the acts are not consummated with formaldehyde drinks exceeding the 16 ounce limit) - the area could very well see a substantial jump in those who - quite literally - want to jump one's (or more) bones.

If by chance you yourself have any of these tendencies - by all means - make your move to the area now...before the market gets cold (oh wait! in this case, that's the equivalent of "hot" in other markets! Sorry!)
