Can someone perhaps more expert explain to me how they are asking this much for this co-op? The only other comp in the building went for $1.3M (asking) in 2010, and that unit had a washer/dryer, terrace, southern exposure, and updated rooms. This current listing hasn't been updated since .. .forever (the kitchen looks untouched from the 60's! No wonder there are no photos of it). Am I missing something, or is the seller/broker WAY off-base?

Your comp is a 2 bedroom (convertible to 3 if you put a wall up in the dining room). You are comparing to a true 3br + dining room. Totally different animal, and I think 3BR+ housing stock is a lot more rare

Way overpriced., particularly considering that most sales in the building are for well under $1M . Not a particularly great apartment especially at that ridiculous price and even more absurd iif it needs renovation.

Thanks for the input. Freebird, does that mean you think the price is justifiable?

And yes, the apt needed a LOT of updating all around. Curious then, what would you experts think is a fair price? I would guess $1.4 - 1.5-ish?

No idea - don't really know that submarket and don't really like that part of the neighborhood. Just wanted to make sure you were comparing apples to apples! Good luck
