From the map you can see details on the precinct and the crime statistics, which is partially how I am judging the neighborhoods (plus I know someone at that precinct). I don't know the building, but I live in a similar sized building and have self-managed the building for awhile (until it became more work than a full time job). Once the sponsor was out of the building, I hiked common charges by 30% to accurately reflect the needs of running the building long term. The common charges on this building on 128th street seem far too low. My common charges were similar to this building before my hike. Other owners were not thrilled about a 30% hike off the bat- but I laid out my reasons why I wanted such a large increase in common charges, and no one fought me on it. It's a good thing we did hike charges so extreme- otherwise we would have had assessments on a regular basis. We only had 1 increase since of 10% last year after freezing common charges for 4 years.

Do you have a direct? There's another building/area I wanted to run by you. You seem to be pretty knowledgable.

I live on east 128th street and I love it and feel safe/ comfortable. Ive been here 2 years.
The block between 5th and Madison is very quiet, safe and residential. East of Madison is the start of the projects and the area changes as you walk along that block. (try it yourself... Walking from 128th and Lennox... And then as far east as Lexington).

Good luck... The neighborhood is great; finding the right block will not be hard :)
