Discussion about 40 Clinton Street in Brooklyn Heights
We looked at several apartments there before we bought (in another building in the neighborhood) a couple of years ago. It's a fairly standard mid-century mid-rise, with some nice apartments at reasonable prices. What put us off was the condition of the building - the common areas seemed rather poorly maintained, and in several of the apartments we saw the built-in AC/Heat units were in poor condition and supplanted with window AC units. Maintenance is high, considering the part-time doorman and very small staff. The location is very convenient and it's a great neighborhood for non-hipsters, but that particular block has heavy traffic around the clock, since it leads to the Brooklyn Bridge entrance (but you can always get a taxi right outside your door)

why would you post saying you dont want to put anything in writing and yet leave your office number which is less anonymous then the forums. is it that bad?
I moved out of this building a few months ago to NYC. 40 Clinton Street is extremely well run and immaculate compared to the coop I moved to. The staff may be small, but they are responsive and diligent. The doorman are top notch and the Super the best I've ever encountered.
Here was my experience with 40 Clinton, not too long ago. I had gotten far down the line with them, having submitted a very extensive and robust application. I have a medium-sized dog, and even though the building is marketed as dog-friendly, I wanted to be thorough: I included evidence of all of the training my pup had been through, her certificates, references, you name it. My interview with them (or should I say, just the one person, Kevin), was a breeze. I thought it was weird that i was only interviewed by one person, but I thought hey, might be evidence of how relaxed they are. Kevin told me he usually conducts the interviews with the Chair of the Board, but he was held up elsewhere. Maybe that should have raised alarm bells. The seller had told me the chair is her neighbor - I would have wanted to meet me, if I thought this person would live nextdoor. I was further shocked by how few questions I got from my interviewer - he expressed how pleased he was with my finances, and that was more or less it. At no point did I get questions about my dog, and to my knowledge no references were contacted. My interview ended with me being assured board approval was a near certainty (another red flag). So imagine my surprise, when after a month, i received a two-line rejection letter. I later heard through the grapevine that "the board conducted an online search" (i.e. someone google searched Samoyeds) according to which they(or this person) made the decision that my dog is not suitable for apartment living.
By that point, I had spend a pretty penny and after my my conversation with my interviewer, the decision was a shock. But I also couldn't help but feel sorry for the sweet lady who was trying to sell her home to me. She had lived in the building for about a decade, had served on the board, and yet she was jerked around by the board with this sale just the way I, a stranger and outsider, was.
4 months later, and over half a year after she listed it, I found who bought it - it was a guy who had lived in the building since 2009. Since she was pressed by time and cost of carry, she sold it to him at a lower price than what she and I had agreed on, despite the hot sellers' market.
Eyes open on this board - if you don't get bitten as a buyer, you might be as a seller.
Excellent doormans, SUPER, and maintenence staff. Shared facilities, e.g. laundry, roofdeck, are clean and modern.
Excellent location to Montague st, the Brooklyn Bridge park, and subway access. 1 Clinton next door will only add to the value and surrounding of this already fantastic location.
