How much would you pay for this apartment?

New condo at Flushing, NY. 5th floor of a 7 floor building, constructed in 2007 (brand new). 15 years tax abatement. 1250 Sq Ft gross, 835 Net. 2 bedrooms and 2 bathrooms, good view. It was listed at $460,000, and we got it down to $426,000. What do you think about the deal?

What exactly does this mean? That's a big 415 sq ft difference.

1250 is including the share on common area, 835 is the actual area within the apartment.

the part of flusihng nearest to the subway has some of the foulest odors.. no offense to the ppl there, its really the seafood retail business there and poor sanitation/cleaning that is the cause.

I know, but this one is 15minutes walk from the subway. Quiet and nice environment.

Here's another one -- Classic 6 converted to 3BR, nice doorman building on West End, approx. 1500 sq ft., renovated recently with stainless steel appliances, w/d, etc. How much would you pay?
