I like the round-cornered rooms in some lines.

Very prolific architect -- H.I. Feldman, whose firm design over 4,000 buildings ... including sneaky 1025 Fifth Ave.

Any idea what the board is like? I would imagine relaxed. Is this area changing for better? It seems like an easy commute and might be good area for starter apt.

I dont know. I have tried contacting one of the brokers but they haven't gotten back to me. I am also looking at 1100 next weekend but it looks like I would get more for my money at 800. I also like that they have a garage if I ever get a car. I would love to know what the wait list is like IF the broker would get back to me.

well, you ask about the commute - looking at the subway map, you can either take the B/D down the west side or the 4 down the east side - or the 2 down the west side - it's fewer stops and fewer miles from midtown and downtown than Washington Heights, but further than Harlem, does not have the disadvantage of L and 7 line commutes, where a person has to switch to up/downtown trains after getting to Manhattan - it's one of the poorest counties in the US, nextdoor to one of the wealthiest

Well if I could buy a 2 bedroom in one of the wealthiest I would but I choose a liberal arts education...

Reviving an old thread. Parking is 200 and apparently there is no wait. Anyone actually buy here? A few apts have storm water damage. Hmmm.

I live in the building and I'm a real estate broker. The garage is $198/month for shareholders. There is no wait list currently. There is private storage in the building, but there is an extensive wait list for that. We are currently (9/14) working on Local Law 11, which has allowed us to correct most of the water leak issues. Prices are low in this area compared to most of the boroughs, but I suspect that won't last for long. The area is really picking up. I've lived here 5 years and I've already seen a drastic change in the neighborhood. There is more development happening, which is only going to help this area. Also, you can't beat Franz Siegel Park across the street and Joyce Kilmer Park just two blocks up on the other side of the courthouse.

I live in the building and I am very happy. It's a full service building in a good neighborhood with lots of parks and very easy commuting options. The garage beneath the building also has Zip Cars.

I reside in 800 Grand Concourse too. It's a great building! You are not going to find a better value anywhere in NYC as it relates to apartment size, commuting options, building amenities, proximity to green space, etc.

Hello- Reviving this thread. Looking for an easy commute to Midtown East, a nice building for myself and my dog . Love that this building is close to parks and transportation.

Still a nice place to live?

Hi Everybody -- My name is Mable Ivory, and I'm the #1 realtor at 800 Grand Concourse for nearly 20 years with over 100 transactions in the building.

800 Grand Concourse has no underlying mortgage and has NEVER had any issues with financing. Nearly EVERY lender will underwrite a loan in the building. The building has a very healthy reserve fund and solid management and board. It's one of only 2 buildings in the Concourse that has a parking garage, which has no waitlist for shareholders and a low rental rate of $230 per month. Also, 800 Grand Concourse is one of the very few buildings in the area that does not have any weight limit for dogs -- your golden retrievers and sheep dogs are welcome! I highly recommend the building for ownership as it is a lovely, warm and welcoming and friendly community and the apartments are really nice.
