Rental at 31 West 11th Street

Discussion about 31 West 11th Street #7A
Can anyone figure out why this was delisted then came back on the market for $2,000 MORE when the rental market is down? Did they renovate? The building is only a few years old so they shouldn't have had to. Looks like it's been used as as a rental apt the whole time. Also before it didn't have bay windows and now it does?!?!?!?!?! Weird.
What's so "desirable" about West 11th?
They're two different apartments. Corcoran has confused them.
The current listing faces the street, and is on the second or third floor.
The earlier one faces the back and is higher up.

I *do* have to ask. I've lived in the 'hood. I never knew THAT particular block was so coveted. What is the appeal?
10th, 11th, and 12th streets (betw 5th and 6th) are well regarded as the nicest blocks in the village. just go check them out - lots of trees and brownstones.
@Matt, nope. This is the same listing. It's a 3 bedroom, 3 1/2 bath. All the back apartments in this building are 2 bedrooms. Also, go back to the $16,500 listing. It's the SAME description. It's a nice block, granted, but $18,500 is WAY too much for this apartment. It's not even 2,000 sq ft and it's a part time doorman. Get more bang for your buck at Devonshire House or the like. Think this is just a case of a greedy owner.
Sorry, the view from the LR looked like north, but it's south, clearing the rowhouses on the other side of 11th.
The $18,500 and $16,500 listings are two different A lines. The $18.5K is 3A; note the bay windows and the view to the facades of the rowhouses opposite. The $16.5K listing is higher up, maybe 7A. The view clears the rowhouses, and the LR windows aren't bay windows.
The Corcoran broker for the $18.5 listing used either the wrong photos or the wrong description.
You could always call her and find out for sure.
I could but $18,500 is too much esp if it is a low floor apt (or even if it's higher). Doesn't make sense for an apt that's less then 2,000 sq ft and has a part time doorman. Was looking for a friend who is relocating to the City. The $16,500 is more reasonable but even that's a TAD high but could work. Also, I have a friend who looked here for a rental before and they said that the building doesn't allow pets for renters so that's out.
@matt, proximity to Kylewest, for one thing.
@NWT, in my computer system, this $18,500 listing is 7A, re-listed at a higher price as the OP noted. I've been running around with sales clients, so I haven't seen it in person.

Thanks, Ali. Mystery solved. Corcoran used 3A's photos for the 7A relisting.
The original 7A photos were of an empty apartment, so they went with 3A's this time. Apparently the model apartment, as real people don't put white jackets on all their books....
Intheknow, Just offer what you think is right. Who cares about the listing price? Also, are you saying that your friend is willing to pay $8 per sq ft? There are many other choices at that price.
Op, who said the rental market was down? If you cant afford, or dont like, moveon.
Well Jim, as I said, I'm helping a friend who's moving here from out of town and money is not their concern (they make in the high 6 digits) but space is and this apt (under 2k sq ft) with a part time doorman doesn't make sense for this money (at $16,500 it was more of a shot). And, as far as the rental market slowing down, you just have to look at days on the market for rentals now vs a few months ago as well as

Also, as 300_mercer pointed out, there are better choices for this price in the neighborhood but I was trying to figure out if it was the same listing or not and got my answer. Just don't know why they would take it off the market for 6 weeks then relist it for $2k more with deceiving pictures -- model pictures or not. At least find shots that represent the unit or make it clear that they do not.

So when the news is supposedly good, citi habitats is now giving out accurate info? Have prices come done or not do you know?
We'll have to see where this one lands and how long it sits on the market to really get a feel I guess but, yes, I've seen things sitting and lots of price drops lately esp on the higher end. Guess time will tell.
I used to live on this block and wish I still did (or could afford to). One of the best blocks in the city.
What a great apartment - not many rentals this nice!
Boutique building, 2 apartments to a floor, beautiful finishes, and a condo in central village (although it doesn't matter to a renter). It's a little gem of a building on a gorgeous street in the village. The Devonshire has choppy floorplans and is still filled with disgruntled renters, but a full time doorman.
