Discussion about 1150 Fifth Avenue #10F
Thoughts on this? Went to an open house recently and it may not require board approval since it's still sponsor owned. Needs work and the price is high but it'll probably come down. The maintenance and park views are a plus.

It used to be 10A's third bedroom. 10A sold just last year, so maybe they'll buy this too.

yes 850k is way too high for that. it's MAYBE 400 sf, acc. to the broker.

not sure, but i think all the 'F' units are studios. apparently, the sponsor still owns 20% of the apartments. building is very nice and they just opened a gym.

Sometime between the Depression and it going co-op in 1989, an F studio was split off from a few of the eight-room A apartments as they became vacant. That was done on 12 and 14, and maybe some other floors.

I.e., a studio and a seven-room would rent for enough more than an eight-room to make the work worthwhile. That was the case with a lot of Depression-era cut-ups.

The nine-room B line would've been a better cut-up candidate as far as room count goes, but the hallway layout apparently made it not feasible.

thanks NWT. :-) 5 as well. 5F's last sale was 1995 (acc. to elliman) and it went for 150k. 10F does have good potential but it needs work. i couldn't see this selling for more than 500k max.

NWT, how did they provide access to these splits? Were tenants then using the service entrance?

That bedroom was right off the front door, so the landlord could just shorten the A's gallery a bit, and lengthen the elevator hall: http://hdl.handle.net/2027/mdp.39015026793094?urlappend=%3Bseq=129

I don't get how they finagled the plumbing for the F kitchens, though.

NWT: I think youre absolutely right. I have a book on JER Carpenter's buildings and F def. looks like it was originally part of A and they carved out a kitchen from the closet to the next door's bedroom. Good sleuthing on your part! ;~)

I checked 10f out, looked about 330 sq foot, and is NOT a sponsor apartment. Needs new bathroom and kitchen and floors in the bedroom squeak! I think worth $450-475k .

Yes, unit def needs work. Not sure why the price hasn't come down yet - I can only guess it's because the major selling point is the direct views of the park.

10A should just buy this already. No-brainer, they're past the board and it's one bedroom on the Park. Going by what 12A went for, this bumps up 10A's value by 1.5m-ish.
