How much did prices go up in the last 2 years? I saw an apartment at 15 West 81st on the market for 2.2m that was just reduced to 1.995. I see that it was bought in April 2006 for 1.395. What should the seller expect to make?

expect really has nothing to do with it. its all about what people will pay. and you don't know what this seller's situation is. that does sound like a large increase but maybe the seller put 300k into the apt in renovations, maybe they didn't put a dime. gotta look at comps, etc.
