The apartment 25ah was in estate condition and hadn't even been combined or broken through. I don't know what it would cost to combine and gut renovate a 2200 sq foot apartment but I think it could be a lot. Plus a lot of work. Also the market last year was different. Not a lot of inventory for true three bedrooms right now.
honestly...has anyone ever contacted you to view the apartment?
it is not actually my apartment, but I do know the owners. and yes, from what i have heard there has been a lot of interest in the apartment. it is a true three bedroom with an office and ridiculous closet space and needs no renovations. The other apartment, which is no longer available so it's really a moot point, was a total gut job. some people can afford the time and money to renovate an apartment, carrying the costs of an apartment they aren't even living in and won't be living in for at least six months, but others can not. Other people prefer to buy an apartment and move right in, and not deal with all the inconvenience of construction. so the price difference to me does not seem so ridiculous. if you are able to wait to live somewhere during renovations, and have the time and money to spend on them, there are probably good deals out there, so perhaps you should start looking for that type of a purchase. It really depends on what you are looking for.
