Saw this listing on StreetEasy for $519: http://streeteasy.com/nyc/sale/789810-condo-484-8th-street-park-slope-brooklyn but i also noticed a few months ago, the apartment right upstairs from it was sold for $565k but it has nifty looking renovations: http://streeteasy.com/nyc/sale/691129-condo-484-8th-street-park-slope-brooklyn seeing as the two apartments have identical layouts, how much do you seasoned gurus think it would take to transform the $519k apartment to look like the $565k apartment?
I wouldn't necessarily call myself seasoned, but the upstairs unit seems to have mostly cosmetic changes that wouldn't break the bank. The bathroom has new tile and sink, for example, but the old tub is still there. The kitchen appears to have modular cabinets which are not custom made. Also, the unit downstairs is the asking price, so potentially they've priced in some negotiating room and would take $475K to $500K. That building also appears to be a walkup, so that might account for some price differential between the two units.
