Previously listed at $630k in 2010: how are they getting this insane increase?

Prices have gone up incredibly since then. Still this is a stretch. I could see it going for very close to a million.

Close to a million? Not a chance unless some fool buys it for that kind of money! This should really me in the low 700s at best!!

Pier: That 1 br duplex unit's almost 1600 square feet + outdoor space. Works out to a reasonable $562 psf. (oil)Slick!

the building is completely full, and no problems that i've heard of. Williamsburg prices have shot up due to demand. it may not sell at this price, but it will sell.

"Williamsburg prices have shot up due to demand"

Anyone who thinks that close to 100% price jump in two years is just normal course of business and is due to basic supply and demand is either a fool or has learned nothing from the 2007/2008 crisis.

It might sell indeed (plenty of unsophisticated buyers and pushy brokers out there) but someone down the road will have to bite the bullet. HARD.

Oh sure, it will sell, but not even close to this ask! Over a million for such a tiny 2 bed (barely over 1000 sf) with NO outdoor in a controversial building...that's ridiculous! Anything over 700K for this unit is absurd. I think the seller is just trying out the market quite ambitiously hoping some oblivious buyer would go for it...and there are a few of those around as we all know!
