Discussion about Saint Ann Court at 48 West 138th Street in Central Harlem
We were initially very excited about these apartments but were somewhat disappointed with the sloppy renovations, tho they do look nice. the places seem priced too high for what they are offering, but are interested in what others think about the prices on these units, for this area.

Apts seem nice but small. Neighborhood is drug riden and seedy at night.
Your comment about the neighborhood is pretty right on ~ the description of the neighborhood is a totally different location. And the units are over priced for what it offers, espcially the limited space for each unit. It is so sad that the development drank something wrong and came up with a horrible plan to build an inadequatelly designed, poorly executed, and strategically unfitted development in a neighborhood better suited for moderate and affordable housings intended for the average families making ends meet. For now, I wonder if the CO, or TCO, is in place; in the unsatisfactory renovation is indicative to the financial condition of the building, more problems, structure or otherwise, will surface in a matter of months, if not year, and skyrock the common charges.
Totally agree initial excited but could not get the sponsors to commit to a gut rehab,
which is what they told us would happen
looked at the supers unit in december of 2013
still occupied super and entrance was through the laundry
pro: it has two bathrooms but extremely tiny and over priced for the area
they seem to think its a steal.
fast forward 4 months later they still have not renovated the unit
looks like they are waiting for part of down payment to do renovation
which was a red flag cos the money would not be adequate enough to do what they claim they would do to the apartment

Who is the sponsor? Do they own other buildings in the neighborhood? Is this building safe despite the general seediness?
I am a resident owner at Saint Ann Court and bought here 4 years ago when it went condo. While the neighborhood was and is in transition, it is extremely safe. Not all of the units in the building chose to get gut renovated, but I bought I one that was. I love the look and utility it has and it has DOUBLED in value within 3 years. The management has improved drastically in the past year including a new live-in Super who’s fantastic. Since I’ve moved here, we now have a gym, bike storage, modern laundry room, beautiful back patio with new furniture, and digital entry system that does away with keys. To buy and live here is one of the best decisions I’ve ever made.
