Discussion about
Does anyone feel like a bubble is forming in Williamsburg or are prices just going to the moon? Also, I am thoroughly interested in what happens to prices as well as the amount that taxes increase once these abatement's run out. Any answers out there?

Prices in these 'fringe' neighborhoods are clearly saying the good times are BACK!

Buy now or FOREVER BE PRICED OUT!

Ottawa, brokers' aspirations and opinions are pretty divorced from reality. Comps should only be done with actual closed sales. Glad to check on those when they do sell. $1,250/sqft is NOT the norm in WB. Looks like a couple units recently hit just over $1,100, but as the article you posted even says, that's well above average.

BJ, read your own threads moron, including your CAPS. You asked if ANY? Recall that? I was just trying to show a few examples of the type of units that were getting that. Where do I say this is the norm? I explicitly say the floor is around $1000 for new developments. So try to stop being a douche just for the sake of it.

Ottawa, no need to get hostile. I didn't accuse you of lying; just having a discussion. Lance is the one who claimed his unit could go for $1,250. As for $1k as the "floor" I also have my doubts, but given the recent craziness (I think it's another bubble), it's probably not far off. In general though, it seems like a couple folks on here are a bit too eager to celebrate their "killer" investment (my quotation marks). Just trying to keep them honest :)

Just for the record I'm seeing plenty of closed sales in the $700 psf range. I only idly follow the waterfront sales, but I did a search today out of curiosity and found sales prices all over the place. Some of the asking prices seem truly aspirational.

BJW103: Check out the comps and units in contract at Northside Piers and the Edge. Yes, only waterfront is getting the 1200+ psf.

I think it is important to keep in mind that it has only really been in the last two or three months that there has really been the dramatic spike in prices, so a lot of these sales would not be recorded yet. It was going up steadily before, but the recent surge is a bit nutty. I always get these brochures from brokers talking about sales over 10-25% of ask, so will be interesting to see the very recent sales that will be recorded in a month or so. Also Williamsburg is massive and there are some really shiny bits and some really crappy bits. There is no way that anything in decent Williamsburg is now going for $700 sq ft. Just do a search by sq ft for condos under $800 sq ft in Bburg and you quickly see that these prices are only in dodgy areas. Do same sq ft search for over $1000 sq ft and you see pretty quickly that the divide is the BQE as suggested on here many times.

A friend just went to almost every recent open house in Williamsburg (he gave up and is pending contract on a coop in grammercy ), and he reported 1000psf as base price in non view buildings and view units at around 1100 -1200. At edge a studio with view that will be blocked later sold at almost 1200psf . A not large one bedroom showing in that toll brothers building at 8th and kent with a killer view was asking like 900,000. Even some pretty run of the mill buildings have sold at 1000 psf like 170 north 11th.

Haven't posted in a long time. Good to see some familiar names. I still live in Williamsburg (Northside). There's not much to say that hasn't already been said. It continues to attract many people (visitors and residents). New stores keep popping up (not happy). Condo prices continue to rise since there is little inventory. Same old same old.
(I used to live in Ridgewood, NJ -blast from the past).
