Continuing the conversation from this thread: http://streeteasy.com/nyc/talk/discussion/33651-salary Here's a nice townhouse that would fit your bill. It's on 71st, close to Riverside Park. 5000 sq ft plus basement, 6 bedrooms. Asking $19K, maybe you can knock it down to $17K. Been rented for at least the last 4 years, seems to be seeking a long-term tenant. And if you're into provenance, claims to be Emery Roth's first NYC commission. http://streeteasy.com/nyc/rental/1002940-townhouse-312-west-71st-street-lincoln-square-new-york
Ino,
Nice find! How much do you think it costs a comparable TH? Would it be cheaper to rent at that price level? This TH does look interesting indeed - I will make sure to do my homework when I am ready to trade up. Thanks again.
J75: 313W71 is also a long-term rental at this point.
My only reservation of course is the thought that I would eventually have to move my family so I feel a little uneasy about it. As long as the numbers work though I would be willing to give it a shot since I would be saving a substantial amount that I would use as a down payment....
I have actually been following this TH, a little further up but comparable to the one on riverside::

Nothing to go crazy about, it stands out because there is not much inventory on the market. It seems that the rental market offers more interesting options at this time...
John, I always wondered how potential buyers of the narrow townhouses think of the wasted space due to exterior walls as a percentage of totoal space. For 18 foot wide, it only leaves 16 foot and on top of that, you have staircase and hallway leaving barely 11-12 foot in places.
And with the rise in obesity, these narrow townhouses are no longer suitable.
John75, the resident expert here on UWS TH prices is nyc10023. I'd guess $6M.
