Something weird just happened. I hit Reply, was sent to an open houses page and my post didn't appear. grrrrrr...

There are a lot of small companies out there. Today I was handed a card by a broker, and the brokerage's name was hisnamerealty@whatever.com. Last week I went to 2 open houses in the same building and the brokerage was one I hadn't heard of before. It's not the answer to your question, but I think it boils down to searching in three places: 1) StreetEasy. If you aren't already, become an Insider for $10/mo and have them send you listings within your search parameters, instead of searching manually each week. 2) The NY Times, which seems to be working again. This seems to be where all the small brokerages list, and where you'll find most FSBOs. 3) Craigslist. This can be a real pain in the ass, as you'll find multiple listings and lots of brokers fishing for buyers with FSBOs (the latter is a problem on the NY Times as well). I do occasionally find that something on Craigslist has slipped through the cracks of the other two.
