Discussion about
I am moving out of NYC for an indefinite period of time. I'd like to rent or sublet my co-op, which is in a 26-unit building. (Assume that I have board approval.) I'm not going to be around to deal with maintenance issues - do I hire a management company? Is there another option? What are the expected fees for a management company? Thanks.
For issues that're your responsibility rather than the co-op's, the building staff can handle them as if you were living there and didn't choose to handle them yourself. Typically you (or the tenant) just submits a work order at the front desk. The super or handyman takes care of it, and the cost is charged back to you in your maintenance.
the building really does not have a staff. there are only 26 units. (one of the shareholders pitches in and helps a lot, but the building is run by an outside management company.) let's say that there is a leaky faucet -- who would the sublessee call to fix it? or the sublessee had some sort of a roach problem. in a normal rental, you'd call the building super or the landlord to hire an exterminator. if i am out of state, who would the sublessee call?
what kind of normal rental do you live in with a roach problem?
what kind of normal rental do you live in WITHOUT a roach problem? ;)
Might that helpful shareholder be willing to handle problems should they arise? Would you pay him by the problem or the month? Hmmm . . .
