Would you buy a great apartment in a tacky building? I know that “great apartment” and “tacky building” are very subjective terms, but I’ll give this a try. I’ve been looking a while for an apartment and lately seem to find layouts and views I’d be happy with in a building I have trouble imagining myself living in. I guess that if I shouldn't be concerned with what others think and my apartment is MY apartment, but every time I hear the developer’s name the mind reels! I’m just curious to hear if anyone else has run into this predicament. (“First World Problems” – I know!)

Yes. If it makes you happy than who cares? People's preferences change. I imagine that building is a little more glitzy than you would have seen yourself in? But go for it.

don't know but really am curious what his apt will sell for - which is a nice apt in a ok bldg but the apt is way overdone...

Greensdale - for starters…the extraa glamorous super fabulous 80’s style marble and brass lobby although, the building was completed in the very early aughts. –and the fact that the floor numbers are fantasy numbers to make the apartments seem that they are on higher floors than they really are.

Does the name Trump appear in the title? I'd be wary on more than aesthetic grounds. The more the man makes a highly visible ass of himself (birther movement anyone) the more people apartments with his name will totally repulse. Why buy something whose potential resale market isn't 100% of people looking in that area/size/price point?

An apartment is not worth what it is to you, but what the next person is willing to pay for it. So if the tackiness affects resale value, then your price/view should be adjusted accordingly.

This is a Trump building on CPS. I'd be pleased to live in it, having visited the apartments of a couple of owners. It's a better value for renting, though.

To answer the question more generally, though, I'd buy a tacky apartment in a tacky building. It would be a refreshing change ... I'm drowning in good taste.

A friend of mine just bought in Lincoln Towers and had similar concerns. Turns out a lot of people LOVE Lincoln Towers. If it's a great apartment for you, it's a great apartment, period. End of story.

Value of the building as a whole caps the values of individual units. Just keep that in mind.

I agree with Riversider, however, I think it depends on whether you are looking at this as solely an investment or as your home. If you love your home, who cares what others think.

You have to like it when you come home. Building entrance is the first thing you will notice.

That is why a buyer has to like it. Also, most of the grimy enterances in soho and tribeca have been improved and there is a discount for grimy lobby unless the apts themselves are not that great. Nothing against trump buildings. Some people clearly like them given their success.

So did you get a discount on your great apartment because when you bought it the lobby was sort of grimy? Which you were able to overlook as you figured that sooner or later it would be re-done? As in renovation now in progress?

oh come on Greensdale, original loft buildings just CAN'T be tacky - their owners wouldn't allow it. GRIMY is much preferred (check out 20-26 N. Moore, JFK's building)

There is no guarantee that a lobby will be redone. For a coop, it can take years for people to agree, if at all. Hence a discount for grimy/ poor condition lobby. Yes, most people will like an apt less if the lobby condition is poor.

no greensdale, the lobby in my building is very nice, not glitzy, flowers on the coffee table and concierge desk, pleasant sofas and chairs, etc. etc.
