Discussion about 96 Rockwell Place #8C
Anyone know why this is listed @ $895k when the two apartments higher up in the same line [9c and 10c] were listed in mid/late 2012 for 735k & 745k, respectively? Was there a significant amount of renovations done? Price seems high given the comps, and what the owners paid for it ~2 years ago [low $700ks]. Am i missing something? Thanks. -AM
Think this just reflects the movement of prices and that these units were still not completely finished a year ago. Hope you are also well aware of the many issues facing this building and have noticed the high monthlies for which you get nothing. Suggest you dos ome google searches on the building, as some owners/potential purchasers started some forums detailing their frustrations. Also, there is some massive building going up across the street from this.

Ottawanyc is right. You can look up the plethora of complaints noted under 96 Rockwell discussions in Streeteasy. I think it is just the current market frenzy that is commanding the high prices. There was no significant upgrades done but the higher units did sell for a lower price because of a lot of building issues due to which the seller was ready to compromise back then. Now since this is a resale, there is probably not much room for aggressive negotiation. There is definitely a massive 30+ story building coming up right across. In the next 2 years, it will be a construction nightmare all around. This building and its views are going to be consumed by other massive constructions planned (BAM tall towers to be built in parking lot to the left in front of Forte condo and to the right in front of 1 Hanson). On top of the very high common charges for which there is barely any amenities, there is also NO tax abatement in place yet which is unbelievable!! In other words, the building is STILL having trouble getting tax abatement approved; so the current residents have been paying FULL unabated taxes (about $450/month!!) all this time. And although it is listed that the unit comes with a storage in the basement, it is not usable since it has not been built yet!! So beware; anyone who buys will fall in the same hole of tax issues and storage dilemma. Also, this building never got completely finished which is evident when you look at it even today. I heard they ran out of funds!! I have no idea what the current owners were thinking when they bought it but no wonder they want to get out of there!!
Oh, on a positive note, despite all the issues and imminent concerns, guess the current owners just got blinded by the ceiling height which is quite appealing....but soon, that will be the only 'open' space that will be remaining to enjoy (until they start experiencing leaks given the building condition!)
JB32, it is funny how you love bashing Rockwell Place. Not sure why but there must be something behind it; otherwise why waste your time.
I believe the area is great. we lived at Forte for 2 years and just sold in December to purchase a house. We are now renting still in the area until our house is renovated. We think the new buildings will be great addition to the BAM district as they will bring more amenities along.
So yes, some views will be blocked but there are many positives with the new towers. Positives such a high end boutique hotel directly across Rockwell Place, a public library, a school and many public areas. I honestly think all the activities taking place there will add lots of value to the adjacent buildings such as Rockwell Place and Forte.
tobytoby...may I ask why are YOU wasting your time here if you have happily bought a house? And if you loved Forte so much why did you leave? You probably sold it at the right time before the residential buildings such as Forte and Rockwell Place are consumed by the giant towers with affordable housing. If stating the facts such as ridiculously high CC, building integrity flaws and tax abatement issues sound like bashing Rockwell Place to you, then so be it. This is a thread about Rockwell Place so it is obviously expected for people to opine on Rockwell Place. If you want to talk about something else, create a new discussion!
