Same building different units different brokers

Considering an arbitrary situation where there are 3 units for sale in the same buiding - one is introduced by buyer's broker A, one by buyer's broker B, and one the the buyer himself on a Open House. If the buyer decides to buy the one he saw in Open House by himself, is he obligated to pay broker A or B at all?

No. The buyer isn't buying either of the apartments she was taken to by brokers A and B. Even if she was, the buyer doesn't pay the broker.

A and B will each be disappointed to learn that you were looking at other apartments in the same building by yourself and with another broker, but something tells me neither thought the relationship would end well.

1. you need to review your broker listing agreements
2. if you appointed either broker as your EXCLUSIVE AGENT
3. you might have to pay broker regardless of what or how you buy
4. that is something the agreement MUST DISCLOSE under New York law
