Jumbo mortgage on investment property

I've talked to a couple lenders that would only go up to $650k on single family investment properties in Manhattan (so 50% down required on a $1.3m property for example). Is this the standard and does anyone know of any lenders going above this limit?
brooklyn_bob- I have a few lenders that will go as high as 65% on Investor Jumbo loans. You will have to opt for either a 5 or 7 year ARM but it's doable if everything else makes sense.
Just spoke to lender about this and he said minimum of 50% down and needed to have at least 500K liquidity after closing.
call TD. they are being very aggressive these days
Barclays wealth 55% LTV. HSBC Private Wealth 60-65% LTVs
$1.3mm property might be too small for them.
Wells Fargo private also worth trying. Slightly hazy on em but at least 60% maybe more.

Have a portfolio lender that will do a 5/1 arm. 65% LTV, therefore a loan amount of $845,000.
