The doorman gets a few bucks. Why else would he discreetly hand out the card of a broker, instead of saying:
"Contact the managing agent"?

Kickbacks are illegal. Kickbacks are defined as payments that are kept secret from the parties in the transaction.

It is also illegal to accept a real estate commission of any kind if you do not have a license. That includes something like a TV as a gift, or dinner out at a fancy restaurant. If it's a large enough amount, it's a crime (misdemeanor), and that's serious.

Referral fees are perfectly legal. Some doormen hold real estate licenses. I spoke with a broker awhile back who visits doormen seeking those who can legally accept referral fees. Referral fees in NYC are often 25% of the commission. She told me some doorman in elite buildings make $100,000 a year in real estate commissions, but of course I have no way to verify this and it sounds a little incredible to me. But I'm sure some make some real money.

There is nothing illegal about anyone recommending a broker, without compensation, just because you like them or because the agent has taken good care of your friends and family.

So Jim Hores, why does the doorman oblige you? Is it illegal money, or, maybe some favors offered by your wife?

i was referring to buildings that i have exclusive contracts in. otherwise, it would be done the way one professional refers another.
