Why don't you get off your fat ass and go visit the place?
Don't rent here - bad management, bad AC, small unit.
I really LIKE a lot of things about this building, BUT it has some nice things about it that don't make sense. Here's my take after 2 weeks here:
Pros: Doormen are good, nice Bosch appliances, W/D in unit, finishes are nice, the bathroom and closets are nice. I like the weight room on floor 2 -it is not fancy at all, which is sort of strange, but it has nice views and it has nice free weights & everything I need, so I love that. The parking garage is attached, they are fantastic. Location is great! There's a small cardio room on top, IMO it's too small for the size of the building & they should blow out the adjacent lounge room and make that bigger.
Cons: My heat/AC are not working, and I have no control over either, which is sort of surprising. Have heard this from other tenants too. Windows are old and have gaps in them. It is very loud. They need to replace the windows YESTERDAY, and for a luxury bldg, HVAC should be centralized.
Size + Pricing--For the square footage, I can't figure out how they price their units. Seems like pricing doesn't match the market. 386 sf studio = $4k? Doesn't seem to be consistent with other buildings in this area. I just saw a 600 sf 1/1 next door for $3400 in a condo building so I can't really figure out what is happening here. I asked about this and was told they use a 3rd party that sets their prices--umm weird. This is NYC, market drives prices.
